READ THE RESULT

What the numbers are telling you.

  1. A loan can amortize over thirty years and still mature in five, leaving a substantial balloon.
  2. An initial interest-only period delays principal repayment; the later amortizing payment uses the remaining amortization time.
  3. A future refinance is a scenario, not a guaranteed exit. Stress coverage and reserves alongside the debt schedule.
A GOOD QUESTION

Why is there debt left at maturity?

When contractual maturity is shorter than amortization, the periodic payments have not repaid all principal. This remaining balance is the modeled balloon.

The calculation

Level monthly amortization follows any selected interest-only period; the balance at contractual maturity is the modeled balloon.

Before acting on the result

Maturity must not exceed amortization. Fixed-rate mechanics only; underwriting, covenants, extensions, reserve requirements and fees are excluded.

Use actual property documents, matching lender estimates and qualified advice where needed. No calculator, API or MCP tool here issues an approval or guarantees a rate.
